At Courage Property Management, we’ve designed our prices and services to work together so that you’ll make more even after paying us. Our market knowledge, tenant screening and professional lease enforcement maximize gross rents and reduce vacancies and nonpayment rates. Our inspections and maintenance plans reduce repairs and keep costs low. Plus you can relax while we manage your properties for you! PRICE LIST
Our goal is for you to net more money after our fees than if you were self-managing - plus we handle all the headaches and you can relax and enjoy the cash flow! Our initial visit to your property and verbal assessment is always no charge.
Monthly fee: 13% of monthly gross rent (minimum $75, and 5% of monthly gross rent above $2,000/month/unit)
Placement fee: One month’s rent to place a new resident (includes light cleaning, marketing, showings, screening, pre- and post-move in inspections, all lease documentation and payment processing).
Onboarding fee: Minimum $400 per building to onboard to our platform for ongoing management, of that half is rebated in month 13 of management and the other half is rebated in month 25 of management. Initial detailed reports count toward the onboarding fee and are available at $200 per first unit and $100 for each additional unit in same building. The reports cover current conditions including an outline of pros and cons of how best to proceed. If we represent you as buyer’s broker in a purchase transaction, reports for all units are included for no additional cost.
Lawn mowing: available $45 per cut and up (amount set prior to any mowing)
Snow removal: available $40 per shoveling, $20 per salting and up (amount set prior to any snow removal)
Repairs: vendor’s charges as billed. We pass on all vendor discounts and special pricing to our owners (we do not ‘gross up’ vendor bills). Owner sets threshhold requiring explicit approval (for example: anything under $400 can be done without delay). We hold a reserve to cover repairs equal to the approval threshold per property plus $100 for each additional unit. We have a list of preferred vendors or can use your designated and qualified vendor if you wish.
Inspections $50 fee for each requested inspection - includes accompanying code enforcement, appraisers, or any other expert and a brief written report. Any expert’s charges additional as billed. Turnover assessments of buildings under management are no additional cost. Inspections of vendor’s repair work are no additional cost.
Construction management: 10% of total job payable with vendor’s draws. Includes developing job scope and value engineering, securing 2 or more quotes from vendors, contract management, monitoring job progress, reviewing all invoices, managing payment draws, confirming permit paperwork and inspections and etc. We pass on all vendor discounts and special pricing to our owners (we do not ‘gross up’ vendor bills).
Evictions: $500 processing fee plus lawyer’s charges as billed; we have lawyer handle all court-related paperwork and service(s); we manage all pre-case notices, supporting paperwork, court appearances, tenant negotiations and payment plans, etc. If we start the process but can avoid going to court via tenant performing on a payment plan or vacating, our fee is reduced to $200 and we can place a new tenant faster for you.
Accounts Payable: Oversight of any bills that are tenant responsibility is included in our management fee. For non-repair bills that are the responsibility of the owner, we encourage owners to pay those direct - but we can provide bill handling service on request. Fees start at $50/bill for setup and $10/bill paid.

Courage Property Management is pleased to offer the following benefits for all our full-service clients:
Owner portal - access to all payment, report and inspection information, plus all communication in one central location through Appfolio
Inspection report - part of the owner onboarding process for each and every property and unit
Financial forecasting - based on the inspection results we estimate a range of lease rates, repairs, and maintenance activity so owners can see what their likely net will be unit by unit and building by building
Maintenance plan - part of the owner onboarding process for each and every property and unit, renewed annually or as needed
Monthly reports - 3 standard reports plus each owner’s requested additional reports
Resident support - portal with online payments, ledgers, communications including service requests, full time office staff to answer calls/texts/emails and meet in person, overnight emergency phone monitoring, all notices including monthly letters for outstanding charges, code violations, special programs and much more
Vendor discounts - we qualify for volume pricing and pass the savings on to our owners. We do not ‘gross up’ vendor bills nor do we ask for or accept and vendor rebates. Repairs, maintenance and renovations should cost our owners less after paying our fees than if purchasing directly from our vendors.
Document management - all documents scanned and uploaded to the Owner Portal with hard copies stored securely at our office
Coffee nook - our office at 700 W Water Street offers free beverages and wifi for our owners, plus conference room use on a space-available basis
